Although confined to a relatively small footprint, RiNo is not one market. A 1,500 SF storefront on Larimer, a creative office floor on Brighton Boulevard and a dock-high flex bay near Broadway all are features of the River

Where RiNo's commercial space actually is
Larimer Street (roughly 26th to 38th): RiNo's retail and restaurant spine. Denver Central Market anchors the 27th and Larimer node, where national brands such as Patagonia and Arc'teryx sit beside local operators.
Walnut and Blake Streets: smaller storefronts, converted warehouses and office-over-retail. Often the value play for tenants priced off Larimer.
Brighton Boulevard: the newer office and mixed-use corridor, including large blocks at buildings like Industry (3001 Brighton) and Catalyst (3513 Brighton Blvd).
38th and Blake station area: A-Line access to Union Station and DIA, and the densest redevelopment pipeline.
North toward Broadway and Globeville: RiNo's remaining industrial and flex inventory, with truck access to I-25 and I-70.

Retail space in RiNo
Not surprisingly, RiNo retail is priced by the block, not the neighborhood. For example, a corner on Larimer with patio rights and foot traffic from Denver Central Market can ask several times what a Walnut Street bay two blocks away asks.
What we negotiate for RiNo retail tenants:
Patio and sidewalk rights, and who pays for permits
Grease traps, venting and utility capacity for food users, and who pays for them
Co-tenancy and exclusive-use clauses in multi-tenant buildings
Tenant improvement allowances versus free rent, modeled over the full term
Signage and mural rights, which matter in an arts district

For LL’s, we position RiNo retail for the right user, not the first one. That’s important as the character matters.
Office space in RiNo
Right now, in the 3rd Quarter of 2026, RiNo office is a tenant's market. The neighborhood added large, amenity-heavy buildings on Brighton Boulevard just as demand for office space softened, and it has carried some of Denver's highest office vacancy. For tenants, that means leverage on rent, concessions and term. For owners, it means the lease you sign has to hold up. The LL’s with the best amenities though are winning out. There are quite a few new builds that are drawing from the Denver CBD. While some RiNo office spots are not 2 miles away from the Denver CBD, the newer RiNo buildings with better amenities are attracting companies to move out of the CBD, Five Points and other further areas like Lakewood and South Denver.
What we focus on for office tenants:
Total occupancy cost, not the face rate: operating expenses and parking play a big part in the decision.
Concession packages: free rent, TI dollars, and expansion or contraction rights
Sublease and early-termination language that fits how your team actually works

RiNo's new office buildings (with some retail) at a glance
Since 2020, six major office buildings have opened in RiNo, adding roughly 1.2 million square feet of Class A space within a few blocks of Brighton Boulevard and the 38th and Blake station. That wave of new supply is the reason tenants have leverage today, and it is also why the best-amenitized buildings are pulling companies out of the CBD.

RiNo's industrial base is shrinking as warehouses convert to other uses, so the remaining flex and small-bay product is scarce. What does retail space rent for in RiNo? It depends heavily on the block and the age of the building. Newer product commands a higher lease and typically higher OpEx.
Is now a good time to lease office space in RiNo? For most tenants, yes. Office availability in RiNo has run high, which gives tenants room to negotiate rent, free rent and improvement allowances.
Is RiNo a good fit for restaurants? It is one of Denver's strongest food and drink districts, but venting, grease, patio rights and parking make restaurant leases more complex. Those terms should be settled before you sign.
Can I still find industrial or flex space in RiNo? Yes, but supply is limited and shrinking. Most remaining product is north of 38th Street and toward Broadway.
What should I watch for in a RiNo lease? Operating expense pass-throughs, how rentable area is measured, relocation clauses, personal guarantees, and who pays for building-code upgrades in older converted buildings.
